What window cleaning costs in Tulsa and how we price it

A large three-story home on a hill in South Tulsa, a residential window cleaning job.

We price window cleaning in Tulsa per window, and the price also depends on height, access, the condition of the glass and divided panes. Below, we explain how each factor affects the price and what information we need to quote your job accurately.

The number of windows

The window count is the base of every price we give, which is why our first question is how many windows you have. An estimate is fine. The five factors below move the price up or down.

How high the glass is

A first-floor window is quicker to clean than a third-floor window. Our pole system reaches 3-story homes from the ground, but higher glass still takes more time and care.

Access to the glass

Steep yards, thick landscaping, decks, sunrooms, skylights and glass tucked behind obstacles all take longer to reach and to clean well. Please also mention cars in the driveway or furniture against the glass, so we can plan around them.

The condition of the glass

Glass that is cleaned regularly is the simplest job. Hard water spots from sprinklers take extra work. Glass that has gone years without maintenance may need more than one service to get close to where it should be, and we tell you that before we start, not after.

Divided panes

True divided lites, where each small pane is its own piece of glass set in the frame, have far more edges and corners to clean than one large sheet. They take longer, so they are part of the price. Grids that sit between the two layers of glass are different, because the outside surface is still one flat sheet.

On a two-story brick home like this one, the number of windows and the height set much of the price.

Inside and out, or outside only

Outside, we clean with pure water on a pole. Inside, we clean by hand with a professional, non-toxic window soap. Both sides take more time than the outside alone, so let us know which you would like.

A rough number from square footage

Two houses with the same square footage can be very different jobs, which is why we do not post a price list. Our estimates are free. If you would like a ballpark figure before you decide, we can give you a rough estimate from the square footage of your home. Square footage is a useful guide because it roughly tracks how many windows a home has. It does not show height, access or the condition of the glass, which is why the firm price waits for the details above.

What to send for a firm price

Texting is the quickest way to reach us. If you text (918) 812-8275, these details help us price the job correctly the first time:

  1. How many stories the house or building has.
  2. About how many windows. An estimate is fine.
  3. Inside and out, or outside only.
  4. Divided panes or grids, if you have them.
  5. Anything unusual: skylights, a sunroom, hard water spots, a steep back yard, a locked gate.
  6. The address, when you are ready for a firm price. For a rough number first, the square footage of the home is enough.

A few photos of the house from the street and from the back yard also help. The three-step quote form on the home page asks the same questions if you prefer not to type them out.

What to watch for when you compare prices

  • A price given before anyone knows the job. Without the window count, the height and the condition of the glass, a price is only a guess.
  • A price that is not firm. It is worth asking whether the price you are quoted is the price you will pay.
  • What the quote covers. Check whether a quote covers the outside only or inside and out.
  • What the guarantee covers. Find out before the work starts, not after.

Frequently asked questions

Are your estimates free?

Yes. We can give you a rough estimate from your home’s square footage, and a firm price once we know the details.

Is the price firm?

Yes. We give you a firm price before the job starts and begin only after you approve it.

Do you price commercial buildings the same way?

The same factors apply, plus height. We clean hotels, low-rise commercial buildings, assisted living and offices up to 5 stories, mostly 4 stories and below. We work from the ground with a water-fed pole, so there is no lift to rent. We can often clean an entire 4-story property for about what the lift rental, drop-off and pickup fees alone would cost. More on the method in how pure water window cleaning works.

What if I am not happy with the job?

Every job comes with our 100% job guarantee, with a few exceptions. Neglected glass may need more than one service. New construction takes at least two cleans. If the result you expect is not realistic for the glass you have, we explain the issues and the process up front.
